VIRTUS Real Estate, Inc is a growing real estate investment and development firm with a strong portfolio across Dubai and the wider UAE. We specialize in residential, commercial, and mixed-use projects, working with investors, developers, and property management teams. As we expand our operations, we are looking for a detail-oriented and experienced Senior Financial Accountant to join our Dubai team. You will oversee financial reporting, property-level accounting, compliance, and cash flow management for our real estate portfolio.


Responsibilities



  • Prepare and review monthly, quarterly, and annual financial statements in compliance with IFRS and UAE regulations
  • Manage full-cycle accounting for real estate properties, including revenue recognition, lease accounting, and property operating expenses
  • Oversee accounts payable, accounts receivable, general ledger, and bank reconciliations
  • Prepare and file VAT returns and ensure compliance with UAE tax laws and real estate-specific regulations (including RERA requirements where applicable)
  • Monitor cash flow, investor distributions, and capital expenditures for development projects
  • Coordinate with external auditors, tax advisors, and regulatory authorities (DED, RERA, DLD)
  • Assist in budgeting, forecasting, and variance analysis for individual properties and the corporate entity
  • Develop and improve financial policies, procedures, and internal controls for real estate operations
  • Support the finance team with due diligence for new acquisitions and project financing
  • Supervise and mentor junior accounting staff as needed


Skills

Requirements



  • Bachelor's degree in Finance, Accounting, or a related field. CPA, ACCA, CA, or CMA is strongly preferred
  • 5-8 years of progressive experience in financial accounting, with at least 2-3 years in real estate, property management, or construction in the UAE
  • Strong knowledge of IFRS, VAT regulations, RERA rules, and Dubai real estate accounting practices
  • Experience with lease accounting (IFRS 16) and real estate revenue recognition (IFRS 15) is highly desirable
  • Proficiency with accounting software (QuickBooks, Xero, SAP, or Yardi) and advanced Excel skills
  • Excellent analytical, problem-solving, and organizational skills
  • Strong attention to detail and ability to meet tight monthly closing deadlines
  • Effective communication skills in English; Arabic is an asset but not required
  • Ability to work independently and collaboratively in a fast-paced environment
  • Must have a valid UAE PASS for digital identity verification and onboarding
