The Construction Manager is responsible for the overall planning, execution, supervision, and delivery of construction activities for hyperscale data center projects.
The role ensures that all Civil, Structural & Architectural (CSA), Electrical, Mechanical, and ELV works are delivered safely, on time, within budget, and in compliance with Tier III / Tier IV standards while meeting hyperscale client requirements, quality expectations, and project objectives.
Key Responsibilities:
Construction Planning & Execution
- Develop and implement construction execution plans aligned with project schedules, procurement strategies, and logistics requirements.
- Plan construction sequencing, work-front availability, and resource deployment.
- Ensure timely mobilization of manpower, materials, plant, and equipment.
- Drive construction activities to achieve project milestones and delivery targets.
Site Management & Supervision
- Lead day-to-day construction activities across CSA, Electrical, Mechanical, and ELV disciplines.
- Ensure works are executed according to approved drawings, specifications, and method statements.
- Monitor workforce productivity, site performance, and resource utilization.
- Resolve site issues and construction constraints proactively.
Coordination of Multidisciplinary Works
- Coordinate activities between CSA, MEP, ELV contractors, vendors, and subcontractors.
- Manage SIMOPS (Simultaneous Operations) to ensure safe and efficient execution.
- Work closely with Technical Managers and Interface Engineers to resolve coordination challenges.
- Ensure seamless integration between construction packages.
Schedule Management
- Monitor construction progress against baseline schedules using Primavera P6 and project controls tools.
- Identify delays, critical path impacts, and schedule risks.
- Implement recovery plans and mitigation strategies to maintain project objectives.
- Support progress reporting and forecasting activities.
Quality Control & Compliance
- Ensure all works comply with project specifications, approved ITPs, and quality procedures.
- Coordinate closely with QA/QC teams for inspections, testing, and compliance verification.
- Monitor snagging activities and ensure timely closure of defects.
- Maintain a defect-free construction environment focused on quality delivery.
Health, Safety & Environment
- Enforce project HSE plans, policies, and procedures across all construction activities.
- Coordinate with HSE Managers and Site Safety Teams to maintain safe working environments.
- Ensure effective Permit-to-Work (PTW) implementation and control of high-risk activities.
- Promote a zero-harm culture throughout the project lifecycle.
Vendor & Subcontractor Management
- Manage subcontractor and vendor performance across multiple work packages.
- Conduct regular coordination meetings and performance reviews.
- Monitor productivity, quality, compliance, and contractual deliverables.
- Support issue resolution and escalation management.
Logistics & Material Coordination
- Coordinate with Procurement and Logistics teams to ensure material availability.
- Monitor equipment delivery schedules and site readiness.
- Optimize storage, logistics flows, and site utilization.
- Ensure critical project materials are available to support construction activities.
Testing & Commissioning Support
- Ensure systems and construction packages are ready for pre-commissioning and commissioning activities.
- Coordinate with the Commissioning Manager and Data Center Systems Manager.
- Support FAT, SAT, IST, integrated testing, and system validation activities.
- Facilitate smooth transition from construction to commissioning.
Documentation & Reporting
- Prepare daily, weekly, and monthly construction reports.
- Monitor construction KPIs, milestones, and performance metrics.
- Maintain accurate site records, progress documentation, and reporting dashboards.
- Provide regular updates to project leadership and stakeholders.
Stakeholder Management
- Interface with client representatives, consultants, authorities, and project stakeholders.
- Support issue resolution and decision-making processes.
- Maintain clear communication channels across all project teams.
- Participate in project reviews and leadership meetings.
Project Close-Out
- Oversee snagging, punch list management, and defect rectification.
- Ensure construction completion and handover readiness.
- Coordinate final inspections, approvals, and close-out activities.
- Support successful client acceptance and project completion.
Skills
Qualifications & Experience:
- Years of Experience: Minimum 12–18 years of construction management experience.
- Bachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, or a related discipline.
- Minimum 5–8 years of experience delivering Data Center, Mission Critical, or Critical Infrastructure projects.
- Proven experience working on Hyperscale Data Center projects exceeding 20MW IT Load.
- Experience delivering Tier III and Tier IV data center facilities.
- Strong experience managing large-scale multidisciplinary construction teams.
- Demonstrated experience in schedule management, recovery planning, and construction execution.
- Strong understanding of mission-critical project delivery methodologies.
