Key Responsibilities
Customer Billing & Revenue Processing
- Prepare and validate invoices for property sales, leasing, service charges, utilities, and ancillary revenue streams.
- Ensure alignment of billing with Sales & Purchase Agreements (SPA), lease contracts, and project milestones.
- Maintain accurate customer accounts and AR sub-ledgers within the ERP system.
Collections & Customer Engagement
- Drive a timely collection of dues while maintaining a professional communication channel, especially with high profile customers.
- Coordinate with Customer care, tenants, property management, and sales teams to resolve payment-related queries.
- Issue account statements, reminders, and follow-ups in line with company policies.
Reconciliations & Reporting
- Perform customer account reconciliations, bank deposit matching, escrow reconciliations, and aging review.
- Prepare monthly AR reports, collection forecasts, and management dashboards.
- Ensure compliance with IFRS (including IFRS 15) and internal financial controls.
Compliance & Real Estate Governance
- Handle escrow account processes for off-plan projects in accordance with UAE regulatory bodies (ADREC, ADGM)
- Support the issuance of NOCs, project handovers, and customer clearances.
- Ensure documentation accuracy and adherence to regulatory standards.
Qualifications & Experience
- Bachelor’s degree in Accounting, Finance, or equivalent.
- 3–7 years of experience in Accounts Receivable, with at least 2 years in real estate development.
- Strong understanding of UAE real estate regulations, escrow processes, and off-plan sales cycles.
- Proficiency in ERP systems (Oracle, Yardi, or MS Dynamics).
- Advanced Excel and analytical capability.
