Our client is a wellestablished Project Management Consultancy (PMC) company based in the Kingdom of Saudi Arabia, with over two decades of successful operations in the region. They are seeking a highly experienced Project Manager (PMC) to lead the delivery of prestigious 5-star hotel and resort developments for internationally recognized hospitality operators.
The ideal candidate will possess extensive experience managing hospitality projects from the early design stages through construction, commissioning, handover, and closeout within a reputable consultancy/PMC environment.

Key Requirements
- Minimum 18 years of professional experience
- At least 8 years in a similar Project Manager role within a consultancy/PMC firm
- Proven track record delivering luxury hospitality projects (5-star hotels/resorts)
- Strong understanding of the full PMC lifecycle and consultancy services
- Experience managing projects from concept and design through handover
- Excellent communication, stakeholder management, and leadership skills
- Strategic thinker with strong commercial and contractual awareness
Key Responsibilities
- Act as the primary point of contact for all project-related matters including scope, schedule, budget, risks, and issues.
- Lead project meetings, issue agendas, record minutes, and track action items.
- Manage design consultants to ensure timely delivery aligned with client requirements, applicable codes, and standards.
- Oversee authority approvals, permits, NOCs, and all Authority Having Jurisdiction (AHJ) coordination activities throughout the design stages.
- Monitor and validate daily project activities and actual progress on site.
- Prepare PMC reports, dashboards, weekly updates, and monthly progress reports.
- Manage procurement activities in accordance with client policies, including technical and commercial evaluation of bidders and award recommendations.
- Prepare pre-kickoff requirements and lead contractor kickoff meetings.
- Review and approve contractors’ mobilization plans and submittals.
- Identify, assess, and manage project risks, including mitigation and contingency planning.
- Ensure HSSE compliance with client standards and local regulations.
- Review and approve payment certificates and unit rates for additional work items.
- Oversee inspections, testing, material compliance, snagging, and defect rectification during the liability period.
- Manage issuance of Take-Over Certificates, Statements of Completion, and Final Accounts.
- Review and respond to contractor claims, variation orders, extension of time (EOT), and additional compensation requests.
- Ensure proper project documentation and records management throughout the project lifecycle.
Qualifications
- Bachelor’s Degree in Architecture or Civil Engineering
- Professional certifications such as PMP, PMI-RMP, or PRINCE2 are highly desirable
- Strong knowledge and practical experience with FIDIC Contracts (Red Book and Yellow Book)
- Excellent written and verbal communication skills in English
- Strong leadership, negotiation, analytical, and problem-solving capabilities
- Practical experience in Earned Value Management (EVM) and project controls
