Job description

1. Basic Function: The Quantity Surveyor supports the commercial team in managing cost and contract aspects of fit-out projects.
This includes assisting with cost planning, procurement, valuations, and reporting to ensure projects are delivered within budget and contractual requirements.
The role involves close coordination with project teams, subcontractors, and suppliers to maintain accurate cost control and documentation.
2. Major Duties and Responsibilities: 1.
Cost Planning & Budgeting ● Assist in preparing initial budget estimates, cost plans, and tender submissions.
● Help update detailed cost breakdowns, BOQs, and pricing schedules for assigned projects.
● Monitor actual costs against budget and report variances to the senior team.
2. Procurement Support ● Assist in preparing subcontract and supplier packages in coordination with the procurement team.
● Support tender evaluations and negotiations under guidance.
● Help prepare and maintain subcontract agreements and related documentation.
3. Valuations & Payment Applications ● Assist in preparing interim payment applications to the client based on progress.
● Review subcontractor payment applications for accuracy and compliance.
● Maintain records of work-in-progress, completed works, and variations.
4. Change Management ● Help identify and document variations and claims.
● Support negotiations and agreements of variations with clients and subcontractors.
● Keep variation logs updated and ensure proper approvals are recorded.
● Follow up with Client for receiving the Variation approval including the Variation orders.
5. Reporting & Final Accounts ● Assist in preparing monthly commercial reports, including cost/value reconciliations.
● Support the preparation and agreement of final accounts with clients and subcontractors.
● Maintain the Subcontractor Final Account Statement and Project Commercial Close out report upon completion.
● Coordinate with the Account department for Scheduling the payment based on the priority list.
● Provide data and inputs for project-specific cost and risk reports.
6. Contract Administration ● Assist the project team in understanding contract conditions.
● Help ensure compliance with contractual obligations and timelines.
● Support EOT submissions by providing cost-related inputs and documentation.
● Maintaining the Delay reports and Subcontractors Contra charges report.
● The employee may be required to undertake any other duties or responsibilities as assigned by the management from time to time, in line with the role and organizational needs.
1. Qualifications: ● Bachelor’s degree in Quantity Surveying, Civil Engineering, or related discipline.
● 4-8 years of experience in estimation within the fit-out or construction industry.
● Strong experience in commercial, hospitality, retail, and corporate interior projects in the UAE/GCC.
2. Specific Job Abilities: ● Proficiency in estimation tools such as PlanSwift, CCS Candy, Excel, or equivalent.
● Strong knowledge of BOQ preparation, tendering, Variation Management and post-contract cost control.
● Understanding of FIDIC and local contract forms and their application in project settings.
● Strong analytical and numerical skills.
● Detail-oriented with excellent organizational and record-keeping abilities.
● Effective communicator and team player, able to coordinate across departments and with external stakeholders.
● Ability to manage multiple tasks and deadlines under pressure.
