They are now seeking a multi-talented Operations Manager to oversee technical operations and cross-functional execution across pre-construction, construction, and handover phases of their upcoming off-plan developments.
Job Summary
This is a hands-on leadership role that blends operations, construction oversight, and internal alignment. The Operations Manager will work directly with the CEO and external partners to ensure that every aspect of development—from site works to permits to delivery—is tracked, managed, and executed to the highest standards. The selected candidate will be responsible for overseeing the daily operations and coordination across departments, ensuring efficient delivery of real estate development projects from pre-construction to handover and ensuring compliance with Dubai’s real estate regulations.
Key Responsibilities
Strategic & Operational Leadership
- Oversee and coordinate daily operations, ensuring alignment between departments and project milestones.
- Implement and enhance operational systems, workflows, and tools to support efficiency and scalability.
· Support the sales and marketing team by coordinating launch readiness, handover preparation, and customer service logistics.
- Lead cross-functional teams across sales, marketing, finance, and technical operations to maintain alignment with company objectives.
- Manage recruitment, onboarding, and performance of administrative and technical staff.
Technical & Construction Oversight
· Track and monitor progress of active construction and infrastructure works across multiple off-plan residential projects and ensure adherence to drawings, technical specs, project timelines, cost control, safety and quality standards.
- Oversee the completion of all integrated site work such as Civil, Structural, MEP etc. and verify that works are executed on time and within budget and project guidelines and resolve any technical issues.
- Accomplish project objectives by planning and scheduling, resource allocation while providing technical assistance and ensuring high quality works.
- Coordinate and supervise consultants, contractors, and vendors involved in site works (civil, structural, MEP etc).
- Review engineer reports, propose corrective actions, and escalate delays or design issues as needed.
- Monitor site progress and prepare regular inspection and progress reports.
- Ensure compliance to all relevant safety, quality and environmental management procedures and controls for site activities to guarantee employee safety, governmental compliance, delivery of high-quality products/service and a responsible environmental attitude. Conduct regular audits and inspections of processes, operations, and products.
- Enforce adherence to Dubai regulatory standards (RERA, DLD, DM, EHS), environmental practices, and safety protocols.
Financial & Stakeholder Coordination
- Liaise closely with finance for budget planning, cost control, procurement schedules, and cash flow tracking.
- Provide regular reports and performance updates to the CEO and senior leadership team on budgeted vs. actual cost, project progress etc.
- Maintain and manage contracts with key external partners: architects, consultants, contractors, suppliers, brokers, and government agencies (e.g., DLD, RERA).
- Support project launches, customer handovers, and post-sales service in collaboration with commercial teams.
Skills
Qualifications & Experience:
- Bachelor’s degree in Civil Engineering, Construction Management, Architectural Engineering or related field (MBA is a plus).
- Minimum 5–8 years of experience in operations, project or construction management, ideally within UAE’s real estate or construction sector.
- Proven track record managing cross-functional teams and real estate project delivery.
- Strong knowledge of Dubai property and real estate laws, development processes, construction regulations and government requirements (RERA, DLD, Dubai Municipality, etc.) and approvals.
- Excellent communication and negotiation skills in English (Arabic will be advantageous).
- Ability to multitask, problem-solve, and lead teams under pressure in a fast-paced environment.
- Proficient in Microsoft Office, project management tools (e.g., MS Project, Primavera), CRM and/ or ERP systems.
- UAE Driving License is mandatory.
