Job Description:




Mall Manager will be responsible for overseeing the management of the company's community malls and retail portfolio. This includes management and operations, liaising with tenants, securing new tenants, negotiating lease agreements, and ensuring the overall success of the mall. Additionally, they will be involved in securing tenants for new upcoming malls, developing the company's mall portfolio by pursuing new retail projects and presenting it to the management, and providing input on design and feasibility studies. Incumbent will also play a key role in expanding the company's presence in the community mall business and will be responsible for establishing budgets, leasing rates, and setting performance KPIs.




Responsibilities:




  • Manage the day-to-day operations of the mall, ensuring smooth functioning and a positive tenant and customer experience.



  • Establish budgets, leasing rates, and set performance KPIs to ensure financial goals are met.



  • Liaise with current tenants to address concerns, resolve issues, and foster positive relationships.



  • Secure new tenants for vacant spaces within the mall, negotiating lease agreements that are beneficial for both the tenant and the company.



  • Work closely with the development team in the development of new malls from conception to completion, providing input on design and feasibility studies.



  • Develop strategies for tenant acquisition and retention.



  • Monitor market trends and competitor activities to identify opportunities for growth and improvement.



  • Direct marketing and operations to ensure seamless integration of mall activities.



  • Prepare and present reports to senior management on the performance of the mall portfolio and recommendations for improvement.




Qualifications:




  • Bachelor's degree in Business Administration, Real Estate Management, or a related field. Master's degree preferred.



  • Minimum of 5 years of experience in mall management, real estate (retail) development, or a related field.



  • Proven track record of successfully managing malls or retail properties, including securing new tenants, and negotiating lease agreements.



  • Strong understanding of the retail industry, market trends, and competitor activities.



  • Excellent communication and negotiation skills, with the ability to build and maintain positive relationships with tenants, vendors, and other stakeholders.



  • Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.



  • Proficient in Microsoft Office Suite and property management software.
