The Opportunity

A boutique luxury property developer based in Dubai is seeking an experienced Finance Manager / Financial Controller to lead its finance function and support a growing portfolio of high-end residential developments across the UAE and international markets.
Reporting directly to senior leadership, you will take ownership of all financial operations across the business, from company-wide accounting and financial reporting through to project-level cost control, cash flow forecasting, taxation, and compliance. Operating within a lean, entrepreneurial environment, this role offers significant autonomy and the opportunity to influence key commercial and strategic decisions.
This position would suit a hands-on finance professional who enjoys working closely with leadership, thrives in a dynamic business, and has experience managing both corporate finances and project accounting within the real estate, construction, or development sectors.
Key Responsibilities

Financial Management & Reporting
  • Manage the full finance function including accounts payable, accounts receivable, bank reconciliations, and month-end reporting.
  • Maintain accurate company-wide profit and loss reporting, tracking operational expenditure, overheads, and staffing costs.
  • Prepare monthly management accounts and financial reports for senior leadership.
  • Raise and manage outgoing invoices while ensuring timely collection of payments.
  • Oversee company cash management and working capital requirements.
Tax, Compliance & Audit
  • Prepare and submit UAE Corporate Tax returns.
  • Manage VAT reporting and submissions.
  • Ensure compliance with all relevant financial regulations and tax requirements.
  • Coordinate and lead audits, including investor-led financial reviews.
  • Liaise with external auditors, tax advisors, banks, and regulatory authorities.
  • Maintain accurate and audit-ready financial records across all entities.
Project Finance & Cost Control
  • Manage project-level financial reporting across multiple active developments.
  • Monitor budgets against actual expenditure and provide detailed variance analysis.
  • Prepare and maintain project cash flow forecasts.
  • Track contractor payments, variations, commitments, and development costs.
  • Provide financial insight to support commercial and operational decision-making.
Systems & Process Improvement
  • Take ownership of accounting systems and financial processes.
  • Develop and implement scalable controls, reporting structures, and governance frameworks.
  • Drive improvements in financial management and operational efficiency.
  • Maintain organised records across multiple entities and development projects.
Candidate Requirements
  • Minimum 7 years' experience within finance, accounting, or financial control roles.
  • Previous experience within real estate, property development, construction, or a related industry.
  • Strong understanding of both corporate accounting and project finance.
  • Hands-on experience preparing VAT and Corporate Tax filings.
  • Strong cash flow forecasting, budgeting, and financial reporting skills.
  • Advanced Excel skills and experience with financial modelling.
  • Proficiency in accounting software such as Xero, QuickBooks, Sage, or similar platforms.
  • Ability to work independently and take ownership of the finance function.
Qualifications
  • Degree in Accounting, Finance, Economics, or a related discipline.
  • Professional qualification such as ACCA, ACA, CPA, CA, or equivalent is preferred.
