About the job MECHANICAL BIM MODELER

Mechanical BIM Modeler is responsible for creating and coordinating detailed 3D BIM models for mechanical systems including HVAC, plumbing, and fire protection. The role ensures accurate modeling, clash-free coordination, and compliance with project BIM standards to support construction and project delivery.


Key Responsibilities:


  • Develop and maintain detailed BIM models for mechanical systems including HVAC, plumbing, and fire protection
  • Model systems such as ductwork, chilled water piping, ventilation, water supply, drainage, sprinklers, and hose reels
  • Prepare shop drawings, coordinated drawings, and as-built documentation from BIM models
  • Perform clash detection using Navisworks and coordinate with architectural, structural, and electrical teams to resolve conflicts
  • Ensure models meet project BIM standards, BIM Execution Plan (BEP), and ISO 19650 requirements
  • Maintain required level of development (LOD 300–400) across all mechanical models
  • Generate bill of quantities (BOQs), material take-offs, and system schedules from BIM models
  • Update models based on design revisions, RFIs, and site instructions
  • Maintain proper file structure, naming conventions, and workflows within the Common Data Environment (CDE)
  • Support BIM coordination processes including model audits and quality checks

Key Qualifications:


  • Diploma or bachelor's degree in mechanical engineering or a related field
  • 4 to 8 years of experience in mechanical BIM modeling
  • Strong experience in HVAC, plumbing, and fire protection systems
  • Proficiency in Autodesk Revit (MEP), AutoCAD, and Navisworks
  • Strong understanding of MEP systems and multidisciplinary coordination workflows
  • Knowledge of duct sizing, pipe routing, and mechanical system layouts
  • Ability to read and interpret MEP drawings and technical specifications
  • Familiarity with ASHRAE standards and relevant local codes
  • Strong problem-solving skills with high attention to detail
  • Effective communication and coordination skills
  • Experience in large-scale building or infrastructure projects is preferred
  • Knowledge of Saudi or GCC codes and standards is an advantage
  • Experience in Revit parametric family creation is beneficial
  • Familiarity with CDE platforms such as BIM 360 or similar is preferred
  • Exposure to district cooling or central plant systems is an advantage
