Job description
The Delivery Manager is a senior leadership role responsible for overseeing the successful execution and handover of multiple concurrent real estate development projects. This includes residential, commercial, and mixed-use assets. The role involves leading project teams, supervising external consultants and contractors, and ensuring all phases of development — from design to construction and fit-out — are delivered on time, within budget, and to the highest quality standards.
The Delivery Manager plays a key role in aligning delivery timelines with business strategy, investment targets, and market readiness, while ensuring technical integrity, commercial control, and stakeholder satisfaction.
🏗️ Program & Project Oversight
- Lead, coordinate, and supervise the delivery of multiple real estate projects across various locations.
- Define delivery strategy, master program, phasing, and key milestones for each project.
- Ensure integration of all project components: structural, MEP, architectural, energy systems, and interiors.
- Monitor progress and performance of each project against time, cost, and quality KPIs.
👥 Leadership & Team Management
- Manage a team of Project Managers, Engineers, and Coordinators.
- Provide coaching, technical oversight, and performance evaluation.
- Create a high-performance culture focused on accountability, collaboration, and results.
💼 Stakeholder & Commercial Management
- Act as the senior point of contact with consultants, contractors, utility authorities, and municipal bodies.
- Coordinate with internal departments (design, investment, finance, legal, marketing) to ensure delivery alignment.
- Support contractor and consultant selection, tender evaluations, and contract negotiations.
🔧 Technical & Quality Assurance
- Ensure strict adherence to design specifications, safety standards, and construction best practices.
- Oversee inspections, quality audits, and value engineering initiatives.
- Implement robust project controls, reporting systems, and document management protocols.
📊 Risk, Budget & Reporting
- Manage program-level risk registers and mitigation strategies.
- Oversee project budgets, cost control, and approval of variation orders.
- Deliver executive-level progress reports, dashboards, and decision-making updates.
🌱 Sustainability & Compliance (if applicable)
- Integrate ESG, energy efficiency, and smart building solutions into project execution.
- Ensure compliance with environmental, health, and safety regulations and local construction laws.
Skills
Qualifications & Experience:
- Bachelor’s degree in Civil Engineering, Architecture, or Construction Management (Master’s preferred).
- 8+ years of experience in managing large-scale construction or real estate development projects.
- Proven track record of managing multiple projects concurrently through all life-cycle stages.
- Strong understanding of all real estate construction components: structure, MEP, interiors, and landscaping.
- Familiarity with project management software (Primavera, MS Project) and ERP/project dashboards.
- PMP, PMI, or other professional certification is an advantage.
- Experience in the GCC/Saudi market is highly preferred.
