Transaction Management Analyst - APAC


Function: Transaction Management – APAC Governance & Reporting


Role Summary
This role serves as the governance and control backbone of the APAC Transaction
Management (TM) function. It is designed to drive discipline, visibility, and decision velocity
across the transaction lifecycle, with a strong focus on spend approval program
management, KPI assurance, and risk identification.
The Analyst will work closely with the APAC TM Lead (client-side and JLL- service-provider
leadership) and transaction managers to ensure structured execution, proactive
escalation, and high-quality stakeholder reporting.


Key Responsibilities
Own the APAC Spend Approval Program
Drive end-to-end coordination of spend approvals across the region, ensuring timely
submission, tracking, and closure aligned to business timelines.
Finance VP Approval Coordination
Act as the central point of coordination for Finance VP approvals, ensuring completeness,
accuracy, and proactive follow-up to eliminate approval delays.
First-Level Spend approval Review
Conduct structured first-level reviews of spend approval packs (PS, OP, finance and TM
narratives) to ensure quality, consistency, and readiness for senior stakeholder review.


Governance & KPI Assurance
Track and monitor transaction KPIs (e.g., cycle time, critical dates, approval timelines) and
work with TMs to ensure compliance with governance standards.


Risk Identification & Early Warning System
Proactively identify risks across transactions (e.g., delayed strategy, approval bottlenecks,
execution slippage) and surface them with clear mitigation pathways.
Transaction Lifecycle Tracking
Maintain accurate, real-time visibility of all transactions across APAC, ensuring key
milestones and dependencies are actively monitored and updated.
Cross-Functional Coordination
Work closely with Finance, Occupancy Planning, Portfolio Strategy, RPM and Transaction
Managers to ensure alignment on assumptions, timelines, and approvals.
Leadership Reporting & Visibility
Prepare high-quality, forward-looking dashboards and summaries for leadership,
highlighting risks, decisions required, and progress against targets.
Follow-Up Discipline & Decision Velocity
Drive structured follow-ups across stakeholders to reduce decision aging and maintain
execution momentum across all active transactions.
Data Integrity & System Discipline
Ensure accuracy and consistency of transaction data within reporting systems (e.g.,
Salesforce or equivalent), supporting reliable analytics and decision-making.
Standardization & Process Improvement
Support the design and refinement of governance frameworks, trackers, and reporting
templates to improve efficiency and scalability across APAC.
Stakeholder Enablement
Support Transaction Managers with insights, data, and structured updates to strengthen
stakeholder conversations and decision-making.

Spend approvals are submitted, reviewed, and approved within defined timelines with
minimal rework
No surprises—risks are identified early and escalated with clarity
Leadership has clear, forward-looking visibility at all times
Transaction managers operate with stronger structure, discipline, and support
Decision cycles are shortened through proactive coordination and follow-ups
Profile Requirements
3–6 years of experience in corporate real estate, transaction management, consulting, or a
similar analytical/governance role
Strong understanding of financial models, business cases, and approval processes
High attention to detail with the ability to connect data to business impact
Proven ability to manage multiple stakeholders across regions and functions
Strong communication skills with a structured and concise approach
Advanced Excel and reporting capability; familiarity with CRM/reporting tools preferred
