Assistant Manager – Engineering (AFM – Technical)

Location: Airoli, Mumbai
Department: Engineering / Technical Services
Reporting To: Manager – Engineering / Facility Manager


About the Role

JLL is seeking an experienced Assistant Manager – Engineering (AFM – Technical) to oversee engineering operations, project monitoring, facility handovers, utility management, statutory compliance, and technical maintenance within a commercial office environment. The role requires strong expertise in MEP systems, contractor management, and ensuring operational excellence across all building services.


Key ResponsibilitiesProject Monitoring & Handover Management
  • Monitor ongoing fit-outs, retrofits, and MEP projects in coordination with PMC teams and contractors.
  • Conduct site inspections to ensure compliance with approved drawings, quality standards, timelines, and safety requirements.
  • Identify, document, and escalate technical issues, design conflicts, and quality deviations.
  • Perform pre-handover inspections, prepare snag lists, monitor closure, and obtain final sign-offs.
  • Support project-to-operations transition, asset documentation, and CMMS updates.
Engineering Operations & Maintenance
  • Manage maintenance and performance of HVAC, Electrical, DG, UPS, Plumbing, Fire & Life Safety Systems, STP/ETP, BMS, Lifts, and other critical building infrastructure.
  • Ensure uninterrupted utility services including power, water, and diesel fuel management.
  • Implement preventive and predictive maintenance programs.
  • Conduct root cause analysis and drive corrective actions to minimize downtime.
  • Support energy conservation, sustainability, and operational efficiency initiatives.
Statutory Compliance
  • Manage statutory licenses, permits, inspections, and renewals related to Electrical, Fire Safety, Environmental, Lift, Building, and Local Authority requirements.
  • Coordinate audits and ensure compliance documentation is maintained and readily available.
  • Track compliance status and proactively manage renewal schedules.
Vendor & Contractor Management
  • Manage AMCs, service providers, and contractors.
  • Monitor vendor performance against SLAs and KPIs.
  • Ensure adherence to EHS policies, permit-to-work systems, and site safety requirements.
  • Review work completion reports and verify invoices for payment processing.
Safety & Risk Management
  • Conduct risk assessments and identify unsafe conditions.
  • Ensure compliance with JLL EHS standards and emergency preparedness procedures.
  • Participate in safety audits, mock drills, and incident investigations.
Qualifications & Experience
  • Diploma or Bachelor’s Degree in Electrical Engineering.
  • Minimum 7+ years of experience in Facilities Management, Commercial Real Estate, IT Parks, Corporate Offices, or Large Campuses.
  • Experience in project monitoring, PMC coordination, snag management, facility handovers, utility management, and statutory compliance.
  • Strong understanding of MEP systems, technical drawings, SLDs, P&IDs, commissioning, and testing procedures.
