AHS, a distinguished luxury real estate developer, is seeking a Senior Chartered Quantity Surveyor (QS) to join our expert team.
This role is critical in managing the commercial and contractual aspects of high-end residential projects, ensuring value for money and effective cost control throughout the project lifecycle.
The ideal candidate will bring extensive experience, strong negotiation skills, and a deep understanding of the construction industry standards and practices.
Responsibilities Cost Management & Control: Prepare and manage accurate cost estimates, budgets, and forecasts for luxury residential projects.
Contract Administration: Review, prepare, and negotiate construction contracts, variations, and claims while ensuring compliance with legal and company policies.
Procurement & Tendering: Manage the tender process, evaluate bids, and select suppliers and subcontractors to ensure best value and quality.
Project Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to monitor project progress and costs, providing timely advice to avoid overruns.
Reporting: Prepare regular financial reports and cost analyses for senior management and stakeholders.
Risk Management: Identify potential commercial risks and develop mitigation strategies to protect company interests.
Compliance: Ensure all quantity surveying activities adhere to relevant standards, legislation, and company policies.
Continuous Improvement: Promote best practices and continuous improvements in quantity surveying processes and systems.

Bachelor's degree in Quantity Surveying, Construction Management, or related field; Chartered status (MRICS or equivalent) is mandatory.
Minimum of 15 years' experience as a Quantity Surveyor in luxury residential or high-end real estate development projects.
Strong knowledge of construction contracts, procurement processes, and cost control methodologies.
Proven experience in contract negotiation, claims management, and dispute resolution.
Excellent financial management and analytical skills.
Outstanding communication, negotiation, and stakeholder management capabilities.
Ability to lead and mentor junior quantity surveyors.
Detail-oriented with strong organizational and time management skills.
Proficiency in quantity surveying software and MS Office suite.
Ability to work effectively under pressure and meet tight deadlines.
