The ideal candidate brings deep expertise in Bill of Quantities preparation, quantity surveying, project cost management, and cost-integrated planning .
Key Responsibilities 1.
BOQ Preparation & Management Prepare detailed, structured, and accurate Bills of Quantities (BOQ) by carefully reading and interpreting architectural, structural, MEP, and finishing drawings Conduct item-wise quantity take-offs for civil, structural, interior finishing, and MEP works through thorough manual review of drawings and specifications Maintain and update BOQs throughout the project lifecycle to reflect design revisions, variation orders, and scope changes Develop granular cost breakdowns inclusive of material, labor, equipment, wastage, and overhead components Maintain a version-controlled BOQ register and ensure all team members work off the latest approved revision 2.
Digital Quantity Surveying (QS) Read and interpret AutoCAD drawings, PDF drawing sets, and BIM model outputs to extract quantities accurately for BOQ preparation Generate and manage digital BOQs in structured Excel formats linked to drawing revision records, ensuring quantities are updated promptly when designs change Maintain a digital rate library with current market rates for materials, labor, and subcontractors for consistent and fast cost build-ups Manage all cost documents on cloud-based platforms ensuring version control and real-time team access to the latest BOQ 3.
Cost Estimation & Budgeting Prepare pre-tender and pre-construction cost estimates aligned with project scope and approved designs Build and maintain project cost budgets; continuously track actual vs.
estimated costs across all work packages Conduct rate analysis for new or non-standard BOQ items based on current market rates and material inputs Assist in value engineering exercises to optimize project costs without compromising design intent or quality Prepare cost comparisons during design alternatives and material selection stages 4.
Vendor & Subcontractor Coordination Evaluate and compare quotations from vendors, subcontractors, and material suppliers for scope coverage, rates, and competitiveness Verify subcontractor bills, running account (RA) bills, and vendor invoices against BOQ items and certified work done on site Coordinate with the procurement team for real-time material cost inputs and periodic market rate updates Identify cost-saving opportunities through scope negotiation and alternate material sourcing 5.
Planning Support & Cost-Schedule Integration Prepare and maintain a cost-loaded schedule by distributing BOQ items across project activities and milestones Develop monthly cash flow projections and S-curves based on BOQ values and project timelines Track planned vs.
actual quantities and cost performance on a fortnightly/monthly basis and flag deviations to project leadership Coordinate with the Site/Planning Engineer to validate progress claims and prepare Running Account (RA) bills accurately Maintain a Cost-to-Complete (CTC) tracker updated against verified construction progress 6.
Reporting & Documentation Maintain costing databases, item rate libraries, and historical data for future project benchmarking Prepare monthly cost reports, CTC statements, and variance analysis reports for project leadership review Support the project team during client billing, cash flow planning, and contract administration Maintain structured digital filing of all BOQ versions, cost reports, and rate analyses Required Qualifications Education B.
E. / B.Tech in Civil Engineering (mandatory); PG in Quantity Surveying, Construction Management, or equivalent preferred Experience 5–8 years specifically in BOQ creation, cost estimation, and QS for residential and commercial real estate projects Software (Mandatory) Advanced MS Excel, AutoCAD (drawing reading and interpretation) Software (Preferred) Bluebeam Revu (drawing annotation and review); MS Project or Primavera for cost-loaded scheduling; Autodesk Revit / Navisworks for BIM model review Domain Knowledge RCC framing, masonry, plastering, tiling, MEP systems, high-rise and villa construction methods Other Tools ERP / project management software exposure is an added advantage Key Competencies High accuracy and attention to detail in drawing interpretation, quantity take-off, and rate analysis Strong ability to read and interpret architectural, structural, and MEP drawings independently Ability to manage multiple project costings simultaneously without supervision Good vendor communication and negotiation skills Proactive in identifying and flagging cost risks, overruns, or scope deviations to the project team Digitally driven — comfortable working in a structured, digital documentation environment Strong version management and documentation discipline Good to have Skills Bill of quantities preparation Quantity Suarveying Project cost management cost integrated planning
