Subject Matter Expert (Mechanical) – Senior Manager
Function : Facility Management
Reporting To : Head – Property Management (PAN India Projects)

Role Purpose
The Subject Matter Expert (Mechanical) at Senior Manager is responsible for providing expert guidance on design reviews, technical problem-solving, system optimization, life cycle planning, and compliance related to critical mechanical and utility equipment within the Facility Management portfolio.
The incumbent will support operations teams and leadership by ensuring high reliability, energy efficiency, safety, and cost optimization of all mechanical systems.
Key Responsibilities
1. Technical Leadership & Advisory
- Act as the central mechanical SME for all facility-related mechanical systems across portfolios (commercial, residential, retail, mixed-use, etc.).
- Provide expert technical advice on complex operational issues, system failures, chronic defects, and performance gaps.
- Lead root cause analysis (RCA) for major breakdowns and recommend permanent corrective actions.
- Develop and standardize engineering philosophies, SOPs, and best practices across sites.
2. Design Review & Engineering Support
- Review and validate MEP designs, schematics, BOQs, specifications, and layouts during design and retrofit stages.
- Provide value engineering inputs for:
- HVAC systems (Air-cooled / Water-cooled chillers, VRF, AHUs)
- Diesel Generator systems
- Fire-fighting and fire alarm systems
- Plumbing, water distribution, and STPs
- Pumping systems and hydro-pneumatic systems
- Ensure designs comply with IS/NBC standards, local statutory norms, fire authority approvals, and sustainability goals.
- Support capex planning, asset selection, and technology evaluation for new projects and refurbishments.
3. Equipment & System Expertise
Provide technical oversight and guidance on the following systems:
- HVAC Systems
- Chillers (centrifugal, screw, scroll)
- AHUs, FCUs, cooling towers, refrigeration systems
- Energy optimization, load calculations, retrofits
- Diesel Generator Systems
- DG capacity planning, synchronization, fuel efficiency
- AMF/ATS panels, emissions compliance, uptime optimization
- Fire & Life Safety
- Fire-fighting pumps (hydrant, sprinkler, jockey)
- Fire alarm and detection systems
- Diesel Driven Fire pump
- Water & Wastewater Systems
- Sewage Treatment Plants (STP) – MBBR, SBR, MBR
- Domestic water pumps and distribution networks
- Hydro-pneumatic systems
- Water quality, reuse, and zero-liquid-discharge strategies
- Drain System
- Water Treatment System
4. Operational Excellence
- Drive preventive, predictive, and condition-based maintenance strategies.
- Define and monitor KPIs, uptime benchmarks, reliability indices, and energy performance metrics.
- Guide site teams on shutdown planning, critical changeovers, risk mitigation, and redundancy planning.
- Support audits related to ISO, EMS, safety, and statutory compliance.
- Technically evaluate OEMs, system integrators, and service providers.
- Engage with consultants, auditors, and vendors
- Mentor and upskill internal FM teams through technical training and workshops
5. Energy Management & Sustainability
- Identify opportunities for energy conservation, water savings, and carbon reduction.
- Recommend advanced technologies such as:
- High-efficiency chillers
- VFDs, smart controls, BMS integration
- Water reuse and optimization initiatives
- Support green certifications and ESG goals (LEED, IGBC, GRIHA, etc.).
7. Strategic & Management Responsibilities
- Support leadership in asset condition assessments, lifecycle cost analysis, and long-term FM strategy.
- Prepare technical reports, dashboards, and presentations for senior management.
- Contribute to standardization and digitization initiatives across FM operations.
Qualifications & Experience
- Educational Qualification
- B.E. / Diploma in Mechanical Engineering
- Experience
- 15–20+ years of experience in facility management, MEP design, or real estate operations
- Exposure to large multi-building portfolios preferred
